Warranty Deed

Fla. Stat. § 689.02

Transfer Florida real property with a full warranty of title to the grantee.

A Warranty Deed (also called a General Warranty Deed) transfers real property and includes the grantor's promise that the title is clear and that the grantor will defend the title against any claims.

A warranty deed is used in most arm's-length real estate sales. It offers the grantee more protection than a quit claim deed.

Florida execution requirements (§ 689.01) apply: two witnesses + notary. Document stamp tax: $0.70 per $100 of consideration (§ 201.02).
