This wizard creates a basic Florida residential lease. Florida Ch. 83, Part II governs residential tenancies.

Security deposit rules (§ 83.49): The landlord must hold the deposit in a separate account or post a bond, and must notify the tenant in writing within 30 days of receipt stating how the deposit is held.

Late fees: Florida law does not cap late fees, but they must be reasonable.
