Transfer whatever interest you have in Florida real property without a warranty of title.

A Quit Claim Deed transfers whatever interest the grantor has in real property — with no warranty of title. It is commonly used to:

  • Transfer property between family members;
  • Add or remove a spouse from a title;
  • Transfer property into or out of a trust or LLC; or
  • Clear a cloud on title.

Florida execution requirements (§ 689.01):

  • Grantor must sign before two adult witnesses and a notary public.
  • Document stamp tax applies: $0.70 per $100 (or fraction) of consideration (§ 201.02). If gift/no consideration, $0.70 minimum applies.
  • Grantee's address must be on the deed for recording.
