Quit Claim Deed
Fla. Stat. § 689.01Transfer whatever interest you have in Florida real property without a warranty of title.
A Quit Claim Deed transfers whatever interest the grantor has in real property — with no warranty of title. It is commonly used to:
- Transfer property between family members;
- Add or remove a spouse from a title;
- Transfer property into or out of a trust or LLC; or
- Clear a cloud on title.
Florida execution requirements (§ 689.01):
- Grantor must sign before two adult witnesses and a notary public.
- Document stamp tax applies: $0.70 per $100 (or fraction) of consideration (§ 201.02). If gift/no consideration, $0.70 minimum applies.
- Grantee's address must be on the deed for recording.
