7-Day Unconditional Quit Notice

Fla. Stat. § 83.56(2)(a)

Terminate a tenancy for serious or repeat violations with no opportunity to cure.

Florida § 83.56(2)(a) allows unconditional termination when the tenant has:

  • Destroyed, damaged, or misused the landlord's property;
  • Unreasonably disturbed neighbors;
  • Been convicted of drug/weapon crimes on the premises; or
  • Committed the same violation within 12 months after a prior 7-day cure notice.

Tenant has 7 days to vacate — no option to cure.
