3-Day Notice to Pay Rent or Vacate
Fla. Stat. § 83.56(3)Notify a residential tenant to pay overdue rent or vacate within 3 business days.
Under Florida § 83.56(3), before filing for eviction for nonpayment of rent the landlord must give the tenant at least 3 business days (excluding weekends and legal holidays) written notice to pay or vacate.
Delivery: hand-deliver or mail. If mailed, add 5 additional days.
Do not accept partial payment after serving this notice without a written reservation of rights — doing so may waive the right to evict.
